Lighting Designed for How South Bay Rooms Are Used

A single ceiling box in the middle of a 1960s San Jose living room does not light a kitchen island, a reading chair, and a hallway at the same time. Custom lighting means new homeruns, dimmers, and fixtures placed for the task, not whatever the builder left.

Executive Electric installs pendants, under-cabinet LED, wall sconces, landscape runs, and dining fixtures in San Jose, Los Altos, Campbell, and nearby cities. We open the box, confirm the box rating, and add support when a heavy chandelier needs more than a plastic remodel ring.

California Title 24 still applies to many lighting alterations. We spec high-efficacy lamps and vacancy or dimmer controls where the code asks for them so the inspection is not a surprise.

Offices, restaurants, and shops use the same crew for track, emergency egress, and display lighting after a tenant improvement.

Common Applications

Most custom lighting work is a kitchen, a living room, or a remodel that still has one builder ceiling box doing every job. We place fixtures for the task, then for the room, and we keep decorative pieces on their own dimmer when we can.

Kitchens and islands

Pendants, under-cabinet LED, and cans on separate dimmers so prep light is not the same as dining light.

Living rooms and halls

A layout that covers seating and circulation instead of one glare point in the middle of the ceiling.

Decorative fixtures

Chandeliers, sconces, and dining lights on boxes rated for the weight, with dimmers that match the lamp.

Renovation projects

New homeruns while walls are open, coordinated with a remodel so the lighting is not an afterthought.

Benefits for Homeowners and What to Expect

A planned lighting layout is easier to live with than adding lamps to cover a dark counter. You get dimming that does not flicker, boxes that hold the fixture you bought, and a permit path when the job needs one.

The visit is a walk of the rooms with marks on the ceiling or a simple sketch. You can supply fixtures. We quote labor, boxes, dimmers, and any extra circuits so you know the scope before we open a ceiling.

Lighting Work We Handle

Kitchen and island lighting

Pendants on the island, under-cabinet strips, and recessed cans on a separate dimmer so prep and dining are not the same scene.

Fixture replacement

Swap builder-grade lights for fixtures you bought, with the right box, the right lamp, and a clean canopy.

Lighting layouts

New homeruns and switch legs so the room is lit for how you use it, not for the original ceiling box.

Decorative fixtures

Dining, entry, and sconce work with listed boxes and dimmers that match the lamp type.

Renovation coordination

Rough-in during a remodel so lighting is in the walls before insulation, not cut in after paint.

Title 24 controls

High-efficacy lamps and required vacancy or dimming controls on permitted alterations.

How a Lighting Project Runs

  1. 01

    Walk the rooms

We mark fixture locations, check joists and boxes, and note which switches you want dimmed.

  2. 02

    Quote fixtures versus labor

You can buy fixtures or we can. Labor, boxes, and dimmers are itemized so the number is clear.

  3. 03

    Install and lamp

New boxes, supports, and drivers go in. We lamp the fixtures and set dimmer low-end trim so LEDs do not flicker.

  4. 04

    Walkthrough

We turn every scene on with you and leave spare lamps if the spec called for a particular type.

When Lighting Work Is Due

  • check The kitchen feels dark on the counters even with every switch on.
  • check A chandelier or fan is too heavy for the existing box.
  • check You remodeled and the old switch still controls the wrong half of the room.
  • check Exterior lights trip GFCI or rusted out after one winter.
  • check An office or shop needs display lighting before opening.
  • check You want dimmers and the current switches are on/off only.

Questions About Custom Lighting in San Jose

Can you install fixtures I already bought?

Yes. Send the spec sheet so we can confirm box weight, lamp type, and dimmer compatibility before we schedule.

Do I need a permit for new lighting?

Replacing a fixture on an existing box often does not. Adding new circuits or canned lighting in a ceiling usually does. We will tell you which path you are on.

Will LED fixtures work on my old dimmers?

Often no. Leading-edge dimmers flicker or drop out. We replace those dimmers as part of the job.

Can you light an Eichler or a house with no attic?

Yes. We plan surface, wall, or carefully cut-in fixtures so we are not guessing inside a post-and-beam roof.

Do you light commercial interiors?

Yes. Tenant improvements, offices, and restaurants are part of the same service.

Planning a lighting update?

Send photos of the rooms and any fixtures you already purchased. We will quote labor and any extra boxes or dimmers.
